What does each format cost per month?

Two practical notes. First, monthly totals are usually below “nightly × 30” at the top of the range, because long stays price lower than short ones. Second, these are all-in serviced rates: furniture, equipped kitchen, Wi-Fi, utilities, and linens included — not a bare unfurnished lease plus setup costs.
What moves the price up or down?
- Neighborhood. Roma Norte, Condesa, and Polanco sit at the top of the central market; residential areas like Narvarte and Del Valle cost meaningfully less for the same commute tolerance. Our own data shows the same operator charging roughly 2× more for a Roma Norte apartment than a Narvarte private room.
- Stay length. 30+ nights unlocks monthly pricing. Sub-30-night stays price closer to nightly tourism rates.
- Season. High-demand windows (holidays, big events) push nightly rates up 20–40% in our own calendar data. Booking the same unit in a normal-demand week costs visibly less.
- Format. A private room with bathroom is the value play — roughly half the cost of a full apartment in the same city, which is why medical staff and solo remote workers often choose it.
How does this compare with Airbnb nightly pricing?
The sticker nightly rate is not the real comparison. For a 30+ night stay, booking direct removes per-night platform service fees and applies long-stay pricing — on our Roma Norte loft that difference adds up to roughly $17,000 MXN per month versus the equivalent Airbnb total. How does this compare with a traditional unfurnished lease?
An unfurnished apartment in the same neighborhoods can show a lower headline rent, but it requires a fiador (local guarantor) or income proof, a 12-month contract, deposits, and you furnish it and contract utilities and internet yourself. For stays of 1–6 months, the serviced furnished total is usually the cheaper and simpler option — you book on a passport, with no fiador or CURP.
