How Much Does a Furnished Apartment Cost per Month in Mexico City? (2026 Prices)

Actual July 2026 rates from operated units: what a furnished monthly stay really costs in Mexico City by format and neighborhood, what is included, and how monthly pricing differs from nightly Airbnb rates.

How Much Does a Furnished Apartment Cost per Month in Mexico City? (2026 Prices)

Short answer, from real operated rates (July 2026): a furnished monthly stay in central Mexico City costs roughly $9,000–17,000 MXN per month for a private room with bathroom, and roughly $23,000–33,000 MXN per month for a full one-bedroom apartment in a prime neighborhood like Roma Norte. Rates are dynamic — season and dates move them — but those bands reflect what our own units actually charge, not a marketing estimate.

Here is how that breaks down, what is included, and how monthly pricing differs from what you see per night on Airbnb.

What does each format cost per month?

These ranges come from StayWork’s operated units, priced dynamically (July 2026 reference):

FormatNeighborhoodNightly rangeMonthly range
Private room + own bathroomNarvarte (near Centro Médico)~$300–575 MXN~$9,000–17,000 MXN
Full 1BR loft (pool, gym, fast Wi-Fi)Roma Norte~$740–1,300 MXN~$23,000–33,000 MXN

Two practical notes. First, monthly totals are usually below “nightly × 30” at the top of the range, because long stays price lower than short ones. Second, these are all-in serviced rates: furniture, equipped kitchen, Wi-Fi, utilities, and linens included — not a bare unfurnished lease plus setup costs.

What moves the price up or down?

  • Neighborhood. Roma Norte, Condesa, and Polanco sit at the top of the central market; residential areas like Narvarte and Del Valle cost meaningfully less for the same commute tolerance. Our own data shows the same operator charging roughly 2× more for a Roma Norte apartment than a Narvarte private room.
  • Stay length. 30+ nights unlocks monthly pricing. Sub-30-night stays price closer to nightly tourism rates.
  • Season. High-demand windows (holidays, big events) push nightly rates up 20–40% in our own calendar data. Booking the same unit in a normal-demand week costs visibly less.
  • Format. A private room with bathroom is the value play — roughly half the cost of a full apartment in the same city, which is why medical staff and solo remote workers often choose it.

How does this compare with Airbnb nightly pricing?

The sticker nightly rate is not the real comparison. For a 30+ night stay, booking direct removes per-night platform service fees and applies long-stay pricing — on our Roma Norte loft that difference adds up to roughly $17,000 MXN per month versus the equivalent Airbnb total. The unit is the same; the channel and stay length change the math. Full breakdown: monthly furnished apartment vs hotel in Mexico City .

How does this compare with a traditional unfurnished lease?

An unfurnished apartment in the same neighborhoods can show a lower headline rent, but it requires a fiador (local guarantor) or income proof, a 12-month contract, deposits, and you furnish it and contract utilities and internet yourself. For stays of 1–6 months, the serviced furnished total is usually the cheaper and simpler option — you book on a passport, with no fiador or CURP. How much is a furnished apartment per month in Mexico City in 2026?

Working from real operated rates in July 2026: a private room with bathroom in a central residential neighborhood like Narvarte runs roughly $9,000–17,000 MXN per month, and a full furnished one-bedroom in Roma Norte runs roughly $23,000–33,000 MXN per month. Prices are dynamic and depend on dates and season.

What does a furnished monthly rental usually include?

Furniture, equipped kitchen, Wi-Fi, utilities, and linens are the norm for serviced monthly stays. Always confirm workspace, laundry access, and what is billed separately before payment.

Is renting monthly cheaper than paying nightly on Airbnb?

Usually yes. Monthly stays avoid per-night platform service fees and typically carry long-stay pricing. Booking direct for 30+ nights is where most of the difference shows up.

Do furnished rentals in Mexico City require a fiador or CURP?

Traditional unfurnished leases usually require a fiador (local guarantor), proof of income, and long contracts. Serviced furnished stays like StayWork book on a passport with no fiador or CURP, which is why they suit foreigners and temporary assignments.

Can this guide confirm the exact price for my dates?

No. These are real reference ranges from operated units in July 2026, but rates are dynamic. Check the live calendar or message before payment for an exact quote.
